Our Renovation Process
Renovating a home is a major investment, and having a clear process helps ensure projects run smoothly from the first conversation to the final walkthrough. Below is the general process we follow when working with homeowners.

1. Initial Contact and Phone Consultation
Most projects begin when a homeowner contacts me through the website using the chat or contact form. When we receive a message, we usually respond with a phone call rather than continuing the conversation through the web platform.
We find that a phone conversation is the best way to clearly understand what the homeowner is hoping to accomplish. It allows us to discuss the project in more detail, ask questions, and make sure the renovation is something I can realistically help with before scheduling a site visit.
During this call we typically talk about the scope of the project, the goals for the space, and any initial ideas or questions the homeowner may have. If we're unable to reach the homeowner by phone, we follow up with an email to make sure the message was received and to arrange a time to connect. Once we’ve discussed the project and it sounds like a good fit, the next step is scheduling an in-home consultation.

2. In-Home Consultation
After the initial phone call, we schedule a time to meet at the home and review the project in person. I always recommend that all decision makers be present during this meeting so that everyone’s input can be considered and any questions can be answered right away.
During the consultation I carefully review the space, take measurements, and discuss the homeowner’s goals for the renovation. I also offer suggestions where appropriate and talk through different options that may improve the layout, functionality, or long-term value of the project. I take detailed notes and photos during the visit so that I fully understand what will be required to complete the work.
This level of preparation helps ensure accurate labour and material calculations, and allows my subcontractors to clearly understand what will be required from their portion of the project. My goal is to provide estimates that reflect the true scope of the work so that the project price remains consistent as long as the scope of work does not change.

3. Detailed Estimate and Project Planning
After the in-home consultation, we prepare a written estimate that clearly outlines the scope of work for the project. These estimates are sent by email and include detailed descriptions of the work involved, such as demolition requirements, structural work, and the dimensions of any new construction.
The estimate also includes allowances for finish materials such as flooring, tile, bathroom fixtures, countertops, millwork, and other project components. These allowances are typically based on mid-range products so that homeowners have a realistic understanding of what the finishes may cost. Before the project begins, these allowances are reviewed with the homeowner so that final material selections can be made.
Any price adjustments related to those selections are discussed ahead of time so there are no surprises during construction. We understand that every homeowner is working within a budget, and it’s very important to us that clients have a clear understanding of what their project will cost before work begins. If necessary, we can provide different variations of the estimate and revise it as many times as needed until the final scope of work is agreed upon.

4. Project Scheduling and Contract
Once the estimate and scope of work are finalized, the project is scheduled and a renovation contract is prepared. A deposit of approximately 20% is required before work begins in order to secure the project start date.
The contract also includes a structured progress draw schedule so that homeowners know exactly when payments will be due throughout the project. These payments are tied to specific stages of construction rather than calendar dates. This ensures that clients are only making progress payments when meaningful progress has been made on the project.

5. Construction and Project Communication
During construction, the owner Dave Brouwer is on site most days and remains actively involved in the progress of the project. When subcontractors begin their portion of the work, he meets them on site to review the details of the project and ensure everyone understands the scope of work.
Homeowners only need to communicate directly with me throughout the renovation. We manage all subcontractors and coordinate the different stages of the project, providing a single point of contact for the client and helping to prevent miscommunication. We understand that clear communication is very important during a renovation.
Our phones are always on, and if unable to answer immediately, we make every effort to return calls or messages as quickly as possible, usually within an hour or two. If something unexpected is discovered during the renovation—such as hidden structural issues or damaged subflooring—we will always inform the homeowner right away. We provide photos, explain the issue clearly, outline possible solutions, and discuss any potential additional costs before proceeding with the work.,

6. Project Completion and Final Walkthrough
As the project nears completion, we review the finished work together to make sure everything has been completed as agreed and that the homeowner is satisfied with the results. Our goal on every project is to deliver a renovation that not only looks great but is built properly and will continue to perform well for many years.
